AZ Septic Tank Inspection when selling AZ Horse Property or a Home with septic.
When you are selling a home in Arizona that has a septic tank, you must have your AZ septic tank pumped of all solids and all liquids prior to close of escrow. This is called an inspection and is to be performed by the seller according to the On-Site Wastewater Form you will fill out when selling your home.
If there is orange pipe or damage to the AZ septic tank or system, it must be repaired by the seller in order to be certified and pass title to the new owner. If these costs exceed 1% of the purchase price, the seller can cancel the deal or ask the buyer to pay the difference.
We do not recommended that you have your septic pumped prior to being under contract because the inspection is only good for six months. If you do not close within six months you will have to inspect and pump the tank again adding costs to your move.

You will fill out an On-Site Wastewater Form to transfer your septic tank to the new owner. The seller is responsible to have it inspected and pumped and the buyer typically pays the transfer fee, although the transfer fee is negotiable.
